How to Verify a Property in Bhiwadi Before You Buy: RERA, BIDA & Title Checks
A home is usually the largest purchase a family makes. A few careful checks before you pay a token amount can save you from delays, disputes and losses later. Here is a practical checklist for buyers in Bhiwadi.
1. Check Rajasthan RERA registration
New residential projects above the size threshold in the law must be registered with the Rajasthan Real Estate Regulatory Authority (RajRERA). Search the project on the official RajRERA website and confirm:
- the registration number matches the one in the builder's brochure and agreement;
- the promoter name and land details match;
- the committed completion date and the approved number of units.
Also read the quarterly progress updates the builder files on the portal. They show how far construction has actually progressed.
2. Confirm planning approvals
Bhiwadi's development is planned by the Bhiwadi Integrated Development Authority (BIDA). Ask the builder or seller for the approved layout or building plan and check that the plot or tower you are buying appears in it. For plots, make sure the land use is residential and that land conversion has been completed where it is required.
3. Verify land records and title
Rajasthan's land records, including the Jamabandi, can be viewed online through the state's Apna Khata portal. Check that the seller's name appears as the owner and that the khasra numbers match the sale documents. For resale property, collect the full chain of previous sale deeds so that ownership can be traced back without gaps.
4. Look for loans and disputes
- Ask for an encumbrance or no-dues certificate to confirm the property is not mortgaged.
- For resale flats, get a no-dues letter from the society or maintenance agency.
- If a bank has approved the project for home loans, that is a useful extra check, though not a guarantee.
5. Registration and stamp duty
Property in Bhiwadi is registered at the Sub-Registrar office, and Rajasthan handles registration through its e-Panjiyan system. Stamp duty is calculated on the higher of the sale price and the DLC (circle) rate for the location, so check the current DLC rate before finalising the deal.
